As your Henderson, KY real estate agent, I know there are a lot of people who would like to start the New Year in their own home!

There are many nice homes available in the Henderson, KY real estate market right now at great prices, but some Henderson home buyers are afraid they won’t be able to get a mortgage.To help our buyers, I have information to share on FHA loans!

What’s an FHA loan? Basically it’s a type of mortgage issued by federally qualified lenders, and insured by the Federal Housing Administration.

FHA loans were first intended for modest-income buyers who could not make a large down payment. But there is no limit in regards to your income level, and even higher-priced homes may qualify, depending on the average prices in your market.Whether you make $25,000 a year or $100,000 a year, you may be able to go FHA.

With an FHA loan, your down payment could be as low as 3.5%.The down payment can also include money provided by relatives, or by your employer. 

The types of properties eligible for FHA loans include:

• Single-family homes
• Condo units
• Multi-family homes up to 4 units, as long as one is owner-occupied
• Manufactured homes that have a permanent foundation

Because these loans are insured by the government, the credit requirements are more forgiving than other types of mortgages. If you have a past blemish on your credit report, or even a prior bankruptcy, you could still be eligible.

FHA loans have very reasonable interest rates. However, if you have perfect credit and a large down payment, you might do a little better with a conventional mortgage.

“Santa’s at the Park”
John James Audubon State Park, Henderson, KY
December 10th, 10:30am-12:00pm
If you have young kids, this event is perfect for you! Join Santa and his elves at the John James Audubon State Park this Saturday and share storytime, art and holiday treats. For only $7.00, you can enjoy some holiday fun with the kids, and for an extra fee, you can get a picture with Santa. Make sure you don’t forget the Christmas wish lists! “Homes for the Holidays” Home Tour
December 10th, 10:00am-4:00pm
Hosted by the American Cancer Society, this one-of-a-kind home tour will both put you in the holiday spirit and help out a great cause.  Enjoy beautifully decorated homes for the holidays, enjoy delicious treats and sip some hot tea at the Tea House Café. Proceeds will benefit Relay for Life. Nothing tops spending a whole day touring amazing homes in the Henderson, KY area while getting yourself geared up for the holidays! Get your tickets today at the Tea House Café, Third Street House, Memories Past and Present, Victoria’s Boutique and Klassy Kids. This all-day event will only cost you $20.00.

Cops and Kids Christmas Event
Walmart, Henderson, KY
December 13th, 6:00pm
This event is just one of many that demonstrates what a charitable community Henderson, KY is! At this annual event, kids are paired up with cops from the Henderson Fraternal Order of Police Lodge No. 9 and shop until they drop at Walmart for a few holiday gifts and warm clothing items. This heartwarming shopping experience allows local kids in need to spend a little time with their hometown heroes and have a better holiday season, to boot. Looking to donate? All three of these events will give you the extra boost that you need to make the holidays extra special. Whether it’s giving back to your kids by spreading Santa’s magic or helping those who are in need, the word “giving” is the best one to use to describe the holidays in Henderson, KY.
