Can you believe how quickly January has flown by? It seems like just yesterday that we were creating our list of resolutions for a new year and getting over the holiday hustle. One of the best parts about living in Henderson, KY is that winter doesn’t slow us down. We still have a well-rounded variety of awesome community events that are bound to pique your interest and keep you involved in the area’s happenings all season long. As your Henderson real estate agent, I feel that it is part of my responsibility to ensure that all of you are in the know about what’s going on around town.

When I talk to homebuyers in the area or meet with people who are interested in relocating to Henderson, I always mention how close-knit and active we are as a community. Tomorrow marks that time of year that is commonly known as tax season. As a Henderson real estate agent, part of my job is educating members of my community about all the benefits that come with being a homeowner, and getting certain tax deductions is only one of them. For many Henderson, KY homeowners, doing your taxes is difficult enough without factoring in all of the tax benefits. The complicated ins and outs of homeowner tax breaks can result in costly errors that will drive the IRS to your doorstep if you don’t take the right precautions and carefully calculate each deduction.

As with all complicated processes in life, some mistakes are more common than others. In order for you to see all the tax benefits that come with owning a Henderson, KY home, I thought that I’d outline some of the more common mistakes homeowners make on their tax returns:

Welcome to 2012! The New Year is a great time to make a fresh start! As your Henderson, KY real estate agent, I’d like to share some information that could help everyone improve their credit score.

Good credit is a must these days, whether you are buying a home, looking for a job, or applying for insurance. A good credit score can open doors; a weak credit score can be a barrier to opportunity. Sometimes the only thing holding buyers back from the Henderson, KY real estate market is a mortgage approval.

Also, small improvements in your credit score can add up to big savings on mortgage loan interest! If you are buying a home in the Henderson, KY area, checking your credit now could save you hassles down the road. Here’s how to start:

FHA Loans Can Help Henderson Homebuyers!

As your Henderson, KY real estate agent, I know there are a lot of people who would like to start the New Year in their own home!

There are many nice homes available in the Henderson, KY real estate market right now at great prices, but some Henderson home buyers are afraid they won’t be able to get a mortgage.To help our buyers, I have information to share on FHA loans!

What’s an FHA loan? Basically it’s a type of mortgage issued by federally qualified lenders, and insured by the Federal Housing Administration.

FHA loans were first intended for modest-income buyers who could not make a large down payment. But there is no limit in regards to your income level, and even higher-priced homes may qualify, depending on the average prices in your market.Whether you make $25,000 a year or $100,000 a year, you may be able to go FHA.

With an FHA loan, your down payment could be as low as 3.5%.The down payment can also include money provided by relatives, or by your employer.

The types of properties eligible for FHA loans include:

Single-family homes
Condo units
Multi-family homes up to 4 units, as long as one is owner-occupied
Manufactured homes that have a permanent foundation

Because these loans are insured by the government, the credit requirements are more forgiving than other types of mortgages. If you have a past blemish on your credit report, or even a prior bankruptcy, you could still be eligible.

FHA loans have very reasonable interest rates. However, if you have perfect credit and a large down payment, you might do a little better with a conventional mortgage.

Real estate owned or REO's are properties owned by lenders, usually banks, after unsuccessful sales at foreclosure auctions. Many of the bank REO properties are generally in poor condition and need repairs and maintenance, both to satisfy property upkeep laws and to preserve and prepare the property for sale on the open market. Many REO properties on the open market will eventually be listed in "as is" condition by real estate brokers hired by these lenders.

Banks owe their shareholders and investors a duty to get as much as they can for these properties. Just because you see it's on the market and listed as a short sale or a foreclosure doesn't mean they're going to give it to you for a fraction of its worth.

The bank's goal is to get a purchase price as close as possible to the home's fair market value, as determined by the recent sales prices of similar, nearby homes, with some adjustments made for the property's condition. Fact is that almost all banks would rather reduce the price by a moderate amount, and wait to see what offers come in, than to accept an offer 30-40 percent below the asking price just because there are no other offers on the table.

Avoid the drama by working with your agent to make a realistic offer, based on recent comparable sales in the neighborhood adjusted for the actual condition of the property, and not just on what you think you can get away with. You can waste a lot of time, spin a lot of wheels and lose out on a lot of properties making low-ball offer after low-ball offer on distressed homes. Sit down with your agent, review the "comps" and make a smart offer that reflects a good value for you, is within your budget and is not bizarrely out of the realm of the fair market value of the property.

Avoid These Mistakes When Pricing Your Henderson, KY Home!

There’s no denying it: selling your home in this real estate market is not easy. Home prices are going down, and as much value as you may feel your home has, the current Henderson, KY real estate market conditions might say differently. In this buyer’s market, pricing your home is imperative to getting your property sold quickly and for the best price possible. While this might sound simple enough, pricing your Henderson, KY home for sale is far from easy. It is an art form that will require some help from your Henderson real estate agent.

As someone who as lived and worked within the Henderson, KY real estate industry for many years now, I have learned both what to do and what not to do when pricing a home for sale. I always advise my clients to price their home correctly from the beginning in order to avoid several price reductions and a lengthy listing process. These are some of the most common errors that I have seen several home buyers in the Henderson, KY area make that you can avoid when selling your home:

1. Many home sellers don’t do their research. It’s important to know what other homes in your area are selling for right now in order to get an idea of a price point for your own property, but you shouldn’t rely on that alone. Use a Comparative Market Analysis to see what other homes in your area that are similar to yours are selling for. You should also make sure that you investigate past sales to see the pricing trends of homes in your Henderson, KY neighborhood.

2. Hiring the listing agent who quotes you the highest price isn’t always wise. If there is one Henderson real estate agent in particular who is quoting a significantly higher listing price than some of the others you talk to, that is a red flag. That particular agent may be trying to “buy” your listing by promising unrealistic results. Instead of taking this approach, choose the agent who can back their price up with comparative market data.

3. Try not to get too emotionally attached. While this can be tricky, it’s important to remain as realistic and objective as possible when pricing your home. As someone who has spent many years in one place, your home will most likely be invaluable to you, and no price will be high enough. Focus on the statistics from your Comparative Market Analysis and the advice given to you by our real estate agent. You will find that your home will get sold much faster and for the best possible price.

4. Never overprice the home from the beginning. Your home sees the most traffic in its first days on the Henderson, KY real estate market. If you overprice your home from the beginning, many buyers will be immediately turned off, forcing you to lower your asking price. This can not only prolong the selling process, but it can also cause you to get less money from the sale, as once you are lower the price once, many buyers will wait for you to lower it again.

5. Don’t overprice your home because you have “time.” Even if you have all the time in the world to sell your home, overpricing is never a good idea. You have a greater chance of selling your Henderson, KY home if it is fresh on the market. Waiting it out could actually cause you to lose money on the sale, because waiting it out will likely mean that you have lowered the cost several times.

6. Don’t chase the market. Overpricing your home could create a chase against the local real estate market numbers. Even if you drop your home price incrementally throughout the selling process, if home prices in you area have dropped significantly within that time frame, then chances are your home will still be overpriced by the market’s standards. This can create a lengthy selling process, which will lend buyers to believe something is wrong with your home.
